Palm Coast Real Estate Market


Stephen F. Been has led Georgia-based Waterford Green, LLC. since 2014, after working in Atlanta with Legacy Communities LLC for five years. Stephen “Steve” Been manages and finances large-scale residential and commercial construction projects along the Southeastern coast, including a master community under development in Palm Coast, Florida.

With a median home price of just under $220,000, Palm Coast ranks as the second-most affordable city in Florida. Much of the city was designed as a master community in the 1970s, and almost half of all homes are less than 20 years old. 

Popular with retirees, Palm Coast has beautiful beaches and miles of waterfront. The city has previously been named best for water-lovers by Money Magazine and most liveable by 24/7 Wall St. Though the number of home sales is lower for the city than the average in Flagler County, homes for sale are on the market about 10 fewer days. 

Average home prices have increased by nearly $75,000 in the past five years, with a $10,000 increase within the last three months alone. Rents, which average around $1,400, have remained stable.
